What kind of credit score do I need to buy a home?
We work with lenders that can go as low as 540 in some cases. However, getting approved by the lender get more challening the lower the score is.
How much money do I need to buy a home?
That depends on a few different things, but some of our customers come to closing with less than a paycheck, or even get money back at closing. A loan officer would be able to give you more information based on what kind of home you're interested in buying.
How much income do I need to buy a home?

Do you have any $0 down loans? 
Yes, we work with multiple lenders that offer $0 down loans, such as conventional loans, FHA, VA, and USDA loans. Each one has its own unique qualifying criteria.
Do you offer any down payment assistance?
We are partners of multiple programs that offer down payment assistance, such as Hometown Heros in Florida, and Hoosier Homes and Home Power in Indiana. We also work with multiple lenders that offer $0 down loans that are just as good, if not better, than using down payment assistance programs that sometimes come with restrictions.
Do you offer any type of loans tailored for self-employed borrowers or property investors?
Yes, we work with many lenders that specialize in self-employed borrowers, and investors of residential and commercial properties. From spec home financing and bank statement loans, to asset based lending and loans based on P&Ls, we can do just about any type of loan. 
Do you offer HELOCs or 2nd mortgages?
Yes, we work with many lenders who offer those, and at great rates and terms, too.
How long does it take to close?
We can close as quickly as two weeks after contract signing with our primary, elite lender, UWM. Other lenders will take about 20 - 30 days to close. We have close many loans in 8 days, too.
How much is closing costs?
Part of this depends on our secret sauce and how we advise our customers, along with the details of the purchase. For those home buyers who listen to us, a lot of them close for less than a paycheck.
